Sealcoating

Without adding thickness or structural elements to pavement, sealcoats protect your new pavement from weather, erosion and oxidation, fill minor voids, improve the surface texture and provide a smooth, non-abrasive surface. Asphalt sealcoats are factory-blended compounds of emulsified asphalt binder and selected mineral and fiber fillers. Recommended for use on all types of asphalt pavements, sealcoats deliver a uniformly colored, watertight seal, designed to improve the appearance of your asphalt and extend the life of your investment.images-3

Sealcoating Preparation

The asphalt area will be thoroughly cleaned using a power sweeper or power blowers to remove all dirt and loose particles. All weeds and vegetation will be removed. Accumulations of oil and grease in car stalls will be eliminated by torching, scarifying or scraping with a shovel as they may adversely affect sealcoat bonding.

A coat of poly-oil seal will be applied, if necessary, to any extreme areas. Then it is blotted with sand to ensure the best chance of bonding the sealcoat and the heavily grease-soaked oil spot. Despite these efforts peeling may still occur.

All drains, utility covers, monuments and manhole covers will be protected using duct tape and building paper.

Sealcoat Application

Dilution of the sealcoat material with water for ease of application will be in strict accordance with manufacturer recommendations. Any water addition will be carefully measured into a known volume of sealcoat material. Aggregate will be #30 mesh silica sand or black slate if not already included in the sealcoat material.

Sealcoat material will be applied by one or more of our mechanical buggies or by hand with squeegees and/or brooms, depending on the size of the area. Sealcoat will be applied in two coats unless otherwise noted. The first coat will completely dry before we apply the second coat. We prefer the finished sealcoat not be subjected to heavy traffic earlier then 6 to 24 hours after having been laid.
